Terms and conditions to contract a flat

 This is all the information that you have to know if you want to book a flat in Resa Housing:

  • Security deposit: 2 months of rent as a deposit.
  • Rent: The rent should be paid 1 month in advance. 
  • Administration fee based on the length of the contract: 1 month contract 60.00€/person, Between 1 and 2 month contracts 118.00€/person, contracts longer than 2 months 200.00€/person. VAT included in the prices.
  • Expenses deposit: There is a deposit of 70.00€ person/month, for consumption expenditure. When the flat is occupied for only one person the deposit is of 100.00€. At the end of the lease, there will be a balance of the expenditure based on the bills of the companies.
  • Cleaning: The landlord may charge you for the cleaning service expenses after your departure if the flat is not in the same conditions of cleaning as it was upon your arrival. Cleaning service may cost about 12.00€/hour.
  • Extension of a contract: If you wish to extend your lease contract, the fee for an extension is 106.00€/person. The fee for extensions of a contract for up to 1 month is 53.00€/person.

The first payment can be made in cash or, if you prefer, by bank transfer into the landlord's bank account.

Terms and conditions to contract a room in a shared apartment

This is all the information that you have to know if you want to book a room in a shared apartment in Resa Housing:

  • Security deposit: 2 months of rent as a deposit.
  • Rent: The rent should be paid monthly in advance. 
  • Administration fee based on the length of the contract: 1 month contract 60.00€/person, between 1 and 2 month contract 118.00€/person, contracts longer than 2 months 200.00€/person. VAT included in the prices.
  • Expenses deposit: There is a deposit for water, gas and electricity consumption expenditure to be paid monthly in advance. The cost of this deposit will range between 40.00€ and 100.00€/person, depending on the room.
  • Cleaning: The landlord may charge you for the cleaning service expenses after your departure if the flat is not in the same conditions of cleaning as it was upon your arrival.
  • Cleaning service may cost about 12.00€/hour.
  • Extension of a contract: If you wish to extend your lease contract, the fee for an extension is 106.00€/person. The fee for extensions of a contract for up to 1 month is 53.00€/person.

  • Administration fee based on the length of the contract: 1 month contract 60.00€/person, between 1 and 2 month contract 118.00€/person, contracts longer than 2 months 200.00€/person. VAT included in the prices.
  • Expenses deposit: There is a deposit for consumption expenditure to be paid monthly in advance. The cost of this deposit will range between 40.00€ and 100.00€/tenant, depending on the room.
  • Cleaning: The landlord may charge you for cleaning service expenses after your departure if the room is not in the same condition as it was upon your arrival. Cleaning services may cost about 12.00€/hour.
  • Extension of a contract: If you wish to extend your lease contract, the fee for an extension is 106.00€/person. The fee for extensions of a contract for up to 1 month is 53.00€/person.

FOR YOUR INFORMATION

The lessee/resident has the obligation to liquidate the Impuesto de Transmisión Patrimoniales in the term of 30 days, counting from the signing of the contract. To present and pay this tax is necessary to do it using the model 600, indicating the code of rate AUR. To know the tax rate and the amount to pay due to this tax you will have to consult the following website: http://www.tributs.cat/es/tributs/generalitat/transmissions. If the lessee does not pay the tax in the established term and the owner is called for the Autonomous government of Catalonia for the liquidation of the tax, the owner will be able to liquidate the tax, plus the surcharge that corresponds, and reverberate the amount paid for this concept to the lessee in the flowing monthly payment, or, deduce it from the Security deposit.
